Approach

The external approach should be as safe and as convenient for disabled people as is reasonable and, ideally, be level or gently sloping. If the plot gradient is less than 1:20 then no part of the approach must be steeper than 1:20. If the plot gradient is between 1:15 and 1:20, then individual slopes of 5m or less may have gradients up to 1:12 and individual slopes 5 to 10m in length may have gradients up to 1:15 (there must be top, bottom and intermediate flat landings of not less than 1.2m excluding the swing of doors and gates).

Paths should be at least 900mm wide, allowing for car parking. The surface should be firm and reasonably smooth, suitable for the needs of wheelchair, stick and crutch users. Loose laid materials, such as gravel or shingle, are unsuitable. Car parking spaces should also be on a firm, level surface and should be wide enough to allow car doors to be opened fully.

Although Part M makes provision for a stepped access if plot gradients are steeper than 1:15 the Code of Practice recommends the level or gentle slope approach to all entrances.

Plan of car parking and path to dwelling

plan showing a car parked on a driveway with a path next to it that leads to the entrance of the dwelling. The path measures 900mm wide and the combined width of path and car parking is 3300mm.

Plan and elevation showing ground sloping away from house towards the highway

Diagrams showing plan and elevation of a dwelling where the ground gradually slopes away from the house. A car is parked by the side of the house and a 900mm wide path is indicated going from the sloping driveway across the front of the house to the entrance. A path also slopes down from the entrance to the highway.

Plan and elevation showing ground sloping up from house towards the highway

Diagrams showing plan and elevation of a dwelling where the ground slopes down from the highway to the house. A car is parked by the side of the house and a 900mm wide path is indicated going from the sloping driveway across the front of the house to the entrance. A path from the entrance to the highway is indicated with steps to give a change in level up to the highway.
